New York City is known for its grid. But in fact, narrow, triangular or very small lots can be found throughout all New York City boroughs. These lots are produced by diagonally intersecting streets, train easements, surveying accidents, or historical land subdivisions. The latter registers the conditions before the grid, including historic farms and New York City's "urban villages." These lots, due to their atypical dimensions and area, as well as current zoning regulations, remain unused. The project identifies and catalogs irregular and vacant properties throughout New York City, some of which are owned by the city. All irregular properties are divided into shape typologies, such as triangular lots, narrow lots, small square lots, etc. Irregular Development seeks to demonstrate the feasibility and potential of these sites through speculative housing prototypes. Irregular refers both to the shape of the land but also the proposed mode of development, which will differ from the normative production of housing New York City that favors the repetition of known formulas on big sites by large developers commissioning experienced architects. Irregular Development also seeks to reveal other forms of living, not solely based on the typical formulations of studio, one bedroom, two bedroom, etc. These forms of living may also address demographics and populations typically marginalized in the production of housing.
